Igloo - The Developer

For more than 20 years, igloo has been creating places that are made for real life — places where people can live well, feel connected and thrive for years to come.

As the UK’s first real estate B Corp, we work with communities, designers, public-sector partners and investors to create better places for People, Place and Planet.

From overlooked neighbourhoods and historic buildings to former industrial sites and waterfronts, we look for what a place could become — then work with the people who know it best to bring that potential to life.

Reimagining the way we live

At igloo, we believe a great home is about more than where you live.

It’s how you feel when you wake up. How easy your day feels. The people you meet, the places you go and the moments you make along the way.

Because the best places don't just look good.

They feel good to live in.

Homes made for living well

What makes a home feel like home?

It’s the light in the morning. A comfortable room at the end of a long day. Somewhere to keep your bike. A garden or park close by. A neighbour you recognise. A home that costs less to run and gives you room to grow.

These details matter.

That’s why every igloo Home is designed around eight simple principles:

Good for the Planet.

Kind on your Pocket.

Simple & Honest.

Healthy.

Well Made.

Easy to Live In.

Futureproof.

Connected.

Together, they shape homes that are comfortable, considered and built for the way life really works.

Good for the Planet

A more sustainable home should simply be a better home.

We design to use less energy, reduce carbon and make the most of renewable energy — creating homes that are kinder to the planet without asking you to change the way you live.

Kind on your Pocket

The real cost of a home is what it costs to live there.

We think about energy, water, materials and durability from the start, helping create homes that are efficient to run and built to offer lasting value.

Simple & Honest

There’s beauty in simplicity.

We favour intelligent design, generous thinking and spaces that work naturally. No unnecessary complexity. Just homes that are easy to understand, easy to maintain and easy to enjoy.

Healthy

Your home should help you feel your best.

Natural light, fresh air, comfortable temperatures, views and access to green space all play their part.

So we design homes and neighbourhoods that make it easier to walk, cycle, spend time outside and connect with nature.

Well Made

Quality is in the details.

From insulation and acoustics to materials and craftsmanship, we focus on the things that make a home feel comfortable today and stand the test of time.

Because lasting quality is always worth investing in.

Easy to Live In

Life is busy enough.

Your home should make things simpler — with thoughtful storage, space for bikes, easy deliveries, good lighting and flexible spaces that can adapt as life changes.

The best design is often the design you barely notice.

It just works.

Futureproof

A home should be ready for what comes next.

We consider changing lifestyles, technology and climate from the outset, designing for adaptability, resilience and long-term comfort.

So your home can evolve with you.

Connected

A great home is part of something bigger.

The places between buildings matter just as much as the buildings themselves. They create opportunities to meet, explore, play, relax and connect.

We create neighbourhoods where people can feel part of something — with nature, community and everyday life woven into the design.

Because belonging is one of the most important things a place can give you.

Places with a sense of possibility

We don't believe regeneration is simply about creating somewhere new.

It’s about revealing what’s already there — the character of a place, its people, its stories and its potential — and building on it thoughtfully.

Our Footprint® approach brings this thinking into every project, considering Community, Wellbeing, Place, Nature, Circularity and Climate from the very beginning.

The result is more than a collection of buildings.

It’s a place with identity. A neighbourhood with purpose. Somewhere that can grow, change and flourish over time.

A better way to live

We believe homes should be beautiful to live in, thoughtful in their design and positive in their impact.

Places where everyday life feels a little easier.

Where you can put down roots, meet people, enjoy your surroundings and feel at home.

Places made for living well today, and for whatever comes next.

That’s igloo.

Reimagining the way we live, and the world we live in.
